The team involved in building your home

Building a great home is exacting work.  It involves various people and extensive knowledge to ensure a final product that is delivered in a timely and quality assured manner. 

Here is a list of people that are involved in the design, approval and delivery of your new home: 

The Builder

  • Sales Consultant – Assesses your needs and assists with a home design perfect for you. They work closely with you to ensure you get the best and most suitable options
  • Draftsperson – Creates and amends the technical drawings of your home for construction.
  • Sales Manager – Overlooks the contract of sale and manages the sales team.
  • Estimator – Compiles the estimates of the cost of the home.
  • Scheduler – Responsible for scheduling item quantities and ordering all the items for the construction of your home.
  • Contracts Manager – Ensures correct contract details and leads the customer service team.
  • Pre-Start Consultant – Assists in the selection process to complete the details, colours and layout of your home. They also issue variations as required and prepare documents for the drafting department.
  • Site Supervisor – Coordinates and controls all aspects of the day-to-day construction of your home, including site safety and compliance with all regulatory requirements.
  • Area Construction Manager – Responsible for managing and supervising the construction of homes in an area/location (suburb) and managing a dedicated team of supervisors
  • Accounts Department – Issues all progress payment invoices and controls all accounting matters.

Sub-Contractors

  • Grano worker – Pours the concrete slab.
  • Bricklayer – Lays bricks to build the walls and foundations.
  • Carpenter – Constructs the roof frame or skeleton for the roof to be built upon.
  • Roof Plumber – Installs the flashings, gutters and downpipes.
  • Roof fixer – Installs the COLORBOND® sheets to the roof.
  • Plasterer – Applies plaster to the walls and ceilings to create a finished look in an interior space.
  • Ceiling fixer – Installs plaster board to the roof of the home to create a ceiling.
  • Glazier – Fits the glass into the windows and doors.
  • Renderer – Applies cement to an exterior brick wall to create a smooth finish for painting.
  • Fixing Carpenter – Installs rails, external and internal doors, handles, shelving etc.
  • Plumber – Installs all the systems, pipes and fittings of water supply and sanitation.
  • Cabinet Maker – Creates and installs all cupboards and benchtops.
  • Tiler – Prepares the surface and lays the tiles.
  • Electrician – Installs all electrical systems, fittings and appliances.

Shire/Council

  • Issues approvals for Planning and Building applications.

Suppliers

  • Supply all materials, products and items to build the home.

Water Authority

  • Issues approvals for Water applications.

Developers

  • Where required, Plan and Design approval may be necessary from some developers.
